January – Business Operation Update

Business Operation Update – COVID Lockdown 

Due to the latest announcement we as a company have decided to make some changes to the way we operate to protect our customers and our team.

 

Our Office  

Our Office will be closed unless we have a prior arranged appointment, but a member of our team will on-site between 10am and 2pm Monday to Friday to ensure those that need to top-up their electric can do so, the rest of team will continue to work from home and can be contacted by the usual methods.

Open 10am till 2pm – Monday, Tuesday, Wednesday, Thursday & Friday. 

 

Viewings 

We understand many of customers still wish to continue to move however, we will not be conducting face-to-face viewings in the first instance, we require you to complete a Virtual Viewing if after this viewing you are interested in the property we will then ask you to complete an online application form along with proof of funds to move. After this as long as all application requirements are met we will offer you a face-to-face viewing at the property with a member of our team. 

 

Maintenance 

All but essential maintenance will be on hold due to government guidelines,  please continue to report your maintenance issues as you normally would, all emergency maintenance will be dealt with in the same way, other works will be scheduled to be completed as soon as possible. 

 

Valuations 

We are happy to complete valuations at the property while the social distancing guidelines are in place, alternatively we can offer a key collection and drop-off service to allow us to complete the valuation. We do also offer Desktop Valuation and Video Call discussion.

ELECTRIC – If you get electric from Winnie Tree, we will not be able to attend our offices when we are closed, please ensure you get enough electric to cover the periods we are closed. 

EMERGENCY MAINTENANCE – Maintenance will not be carried out over the festive period, we do have contractors on hand that will isolate any issues required. 

 

Dealing with an Emergency

If the worst happens and you have a burst:

 

  • turn off the stop tap and open all sink taps to drain off as much water as possible.
  • If the heating system is affected, find the system drain and /or bleed values and drain down,
    releasing the system pressure as quickly as possible.
  • Locate any leaks and catch leaking water in containers whilst temporarily lagging the leaking


Please be aware that our insurance policy and your tenancy agreement states that the insurers should be informed if the property is to be left empty for more than 14 days.

November News Update

Christmas is upon us! 

 

Although things might be a little different this year, I’m sure we can all spread a little Christmas Cheer!!

 

Winnie Tree have managed to get Santa back looking over our door-way, spreading a little cheer across our local community and we have many plans to bring some Christmas joy across our local community of Revoe. More posts on this to follow! 

 

We do remain open throughout all Tiers and Lockdowns and as a reminder here are a couple of tips; 

 

Winter is Coming… 

This is just a gentle reminder to make you aware of the risks of bust water and heating pipes in cold weather.

Winters can be very cold and temperatures can drop well below freezing.

 

A burst pipe can wreak havoc in your home and to its contents. The result is water cascading though a building bringing down ceilings and causing thousands of pounds’ worth of damage to the contents

 

Every winter hundreds tenants learn this lesson the hard way, but all this can be avoided by taking a few simple precautions:

 

  • Always maintain at least a low level of heat in the property throughout the day and night. This is especially important if the property is to be left empty for several days, perhaps over a Christmas holiday period.
  • Make sure that you are aware of the location of stop taps and that they are easy to shut-off in case of an emergency.
  • Make sure your boiler frost thermostat is working which means the heating will come on automatically in the night when the temperature approaches freezing.
  • Check waste pipes and heating boiler overflow pipes for icing up – this will stop your boiler working just when you need it most.
  • Report any minor leaks or dripping taps.

October Update

Winnie Tree Properties remains open to support our clients and assist our new customers throughout the COVID-19 Pandemic.

While we have had to make massive changes to how we normally operate we have seen an increase demand for our services throughout the situation we all face.

We would like to thank everyone that has worked with us to ensure we can continue to offer our services in a safe manner while observing all guidelines.

Newly refurbished block of apartments located in the heart of Blackpool Town Centre. These apartments are HUGE and modern throughout, with white walls and grey carpets these apartments are on trend. August 2020 – Winnie Tree Update

We’ve had a busy few months… 

Winnie Tree Properties has seen a huge increase in customer numbers over the last 3-months, we have moved-in over 60 tenants and continue to face daily challenges to ensure we are adjusting our business to ensure we meet COVID regulations within our daily operation. 

Luckily we’ve had some fantastic weather lately accompanied with the lifting of lock-down rules and the Eat Out to Help Out offer – Blackpool does seem to be getting back to normality however we all must continue to follow the governments advice where possible. 

We hope you have noticed we are running all services as we were Pre-COVID and we are catching up with all maintenance queries that have been submitted over the course of the last few months. For those who still wish to postpone maintenance, please contact the office.  

 

Property Condition Reports… 

Property Condition Reports are now well underway, your Property Managers will be arrange appointments with you to complete your inspection reports, please note our staff will be wearing full PPE while completing these appointments, all we ask from you is to keep a 2 Meter distance while we are in your home.  

 

Striving to be better… 

Customer Service is always at the heart of Winnie Tree with this in mind we have extended our Customer Service team to enable us to answer more calls and queries with a new addition, you will be hearing and seeing our new member of the Winnie Tree Team “Amy” who will be on hand to assist you with anything you might need. PayProp Tenant Portal… 

Tenants now have access to the PayProp Tenant Portal, putting all your property payment details at their fingertips and removing the need for you to wait for answers for such queries from your Property Manager.

From the Portal, tenants can access:

  • All financial information about their tenancy – on any device, at any time
  • Any outstanding amounts due
  • A complete archive of all payments made
  • Every invoice ever sent through PayProp
  • Instructions on how to pay their rent

 
How can you access the portal?

Tenants can easily locate the Tenant Portal by clicking on the link in their latest payment reminder and registering – you don’t have to lift a finger.

Times are changing…

Its been a very uncertain time for most of our tenants over the last few months but with the easing of restrictions we are slowly getting back to the new ‘normal’. We hope you have noticed we are trying to get our services operating as normal but from August 2020 we hopefully will resume all normal services.

PROPERTY CONDITION REPORTS 

From August 2020, we will be resuming Property Condition Reports, these will be conducted by our staff wearing full PPE, if your PCR is due a member of our team will be contacting you to arrange a suitable date and will brief you on our policy while our staff are within your property.

We are open as normal!

Over the last 3 months, Winnie Tree Properties have always made our best efforts to ensure our tenants don’t experience any changes to our services, since the 1st June 2020 we have been back open and have made changes to our opening times to make sure we are more contactable than ever. Our office is now open; Monday, Tuesday, Thursday and Friday 9am till 5pm, Wednesday 9am till 7pm and Saturday 9am till 1pm.

 

One of the most popular questions at the minute…  “Are you doing viewings?”

Yes, we are… we think choosing your next home is one of the most important decisions you’ll make, we believe you need to look around the property in person and see what feeling you get. We are operating viewings with social distancing in place, one of our agents will meet you at the property that you wish to view with full PPE, they will open the property, allow you entry while they wait outside, we ask that viewers try to limit touching door handles and surfaces while inside the property.

 

Once viewed our application process can all be done online via our website, although our offices are open if you wish to visit us, when visiting our offices we are currently running a one customer only in store so we suggest making an appointment by calling us. If you need any support while processing an online application our Customer Service team remain ready to help, just give us call on 01253 304309.  

 

It’s an extremely difficult time for some Landlords and Tenants, Winnie Tree have devised a strategy to ensure Landlords and Tenants get the peace of mind they need during these unprecedented times. Now more than ever the relationship between our Property Managers and their tenants is what is getting us through this, such an important relationship that understands both parties’ situation and create the best possible solution.

 

Throughout the COVID pandemic, Winnie Tree Properties have still managed to ensure the onward move of our tenants supporting a massive 40 tenants move over the last 3 months, we’ve had to make amendments to the way we do business but we’ve had to ensure we continue to do business for our tenants and landlords.

CHANGES TO OUR BUSINESS OPERATION

Winnie Tree Properties remains open to support our clients and assist our new customers, its been a trying time but we have been busier than ever completing a massive 15 Check-ins throughout the COVID-19 Pandemic.

While we have had to make massive changes to how we normally operate we have seen an increase demand for our services throughout the situation we all face.

We would like to thank everyone that has worked with us to ensure we can continue to offer our services in a safe manner while observing all guidelines.

Going forward; We are only currently open between 10am and 2pm Monday to Friday and remain closed at weekends and bank holidays, this to protect our staff and our customers to avoid having multiple people in our office.

We are completing viewings on all our properties, these can currently be booked for Tuesdays, Wednesday and Fridays while we follow all social distancing guidelines.

A massive thank you to all our customers and our amazing team in continue to support all new and old clients. We remain here to help you, should you need anything at all, please let us know.
