We conduct rigorous tenant screening and advise our landlords before committing to a tenancy. Our checks include ensuring prospective tenants can afford the property (gross monthly earnings should be more than 2 ½ times the property’s rent), credit checking, and normally landlord and employer referencing going back at least 3 years. We take a detailed written, photographic and video inventory of your property (high res photos) to make sure we have an accurate record of the contents and condition of the property at move in.
From our strict upfront tenant screening through to our prompt and effective chasing of tenants, we make sure that any arrears are dealt with quickly so that our arrears list does not grow.

The lettings industry is currently in a state of change and each year legislation changes as the industry is tightened up. It’s essential that your property management company is up to date with the most recent legislation to ensure a smooth tenancy. Once a tenant moves in, this is when the real property management service starts. We keep a very close eye on your property and your tenant to ensure your investment is taken good care of.

Every landlord gets a single point of contact property manager who gets to know them and their property inside out. Our accounts department ensures that rents are paid on time each month and that monies are transferred onto you right away. We can deal with all your property management issues including maintenance, either always keeping you in the loop when a maintenance issues arises or dealing with issues to the agreed limit, having our own in-house maintenance department this service is quick, easy and cost effective. Once a tenant vacates a property we carry out a thorough inspection of the property including checking the inventory that was carried out before their move in and then instructing our Winnie Tree Cleaners to ensure the property is back to a standard to conduct viewings and re-let the property.

Throughout the process we act as the landlord’s representative and first point of contact for the tenant(s). It is very important that landlords and tenants understand what is involved at each stage of the letting process. Desktop Valuation

This we do from the office, no property visit is required and we can get it back to you almost immediately usually via email. We will use our agent access to thousands of historic advertised rental values as well as the active tenancies we have on our own system. We will consider current rental trends in your area and how this might affect the property rental value. From here we are able to estimate what the average rental value would be for a property in your area and consider any mitigating factors your property might have over others nearby (such as main door access, private garden, private parking, balcony etc.).

Inspection Valuation

For the second stage we arrange a free, no-obligation visit to the property. This allows us to provide an accurate rental valuation, discuss any specific requirements you might have, answer any questions relating to our service and offer advice on what can be done to enhance the property prior to it going on the rental market. We can also help fill in any blanks relating to the cost of landlord registration or legal certificates such as gas safety certificate and portable appliance testing.
